I was trying to view lakes on unit Helix 5. Went to simulator mode and did bring up map but if I want to zoom in or change screen view I loose map and need to start again. Book states if you are not on lake, go to simulator, what would it matter if you were not on lake. The GPS signal?

You should be able to view the chart views (and mapping) in forced Simulator mode ...
You should first turn off Demo Simulator under the Setup tab ... Then restart the unit and press the Menu button at startup to get the popup where you can force the unit into forced Simulator mode ...
