Good morning
Last night, right after supper Judy says "Theres no hot water"!
Always makes me cringe.....so I go out to check propane level....all good.
Down to the basement I go, can't get the water heater to ignite.
After a half hour monkeying with it I give up, call the Pro's.
Which is a after hours "Emergency call"
Guy comes out checks it all out, need new gas valve or do I just want to replace hot water heater which is 20 years old.....Pondering.
Well, there goes what I'd been saving up for upgrades to the boat.
Gotta have warm/hot water.
3rd cup of coffee.

Replaced my 22 year old hot water heater about 4 months ago. I bet I don’t get that kind of life, out of the new one!

Steve, look into tankless. I installed one in my house about 10 years ago and am totally satisfied with it. Wouldn't go back to a tanked heater.
The older I get the more I realize the therapeutic benefits of fishing

If I didn't have Geothermal, I would have a tankless.
Installed one for my neighbors about three years ago. Did a whole home unit for a three bathroom house.
Of course, their electric panel wasn't big enough so I had to put in another box (one of my spares) and then run (2) electric runs from the garage (where the panel is located) into the basement of the house and in to the mechanical room. The unit I installed was electric (obviously) and ran on two different 30amp circuits. They were looking to get off from propane and electric at the time was 7 cents per KWH.
If I was trying to keep it off the grid or had a slew of other stuff on propane, I would run propane, however, with my house, my generator system, and everything I have running, I would choose electric.
I have OCD "Obsessive Crappie Disorder"
